Every parent knows you only get so many Christmases with your kids. But you really only get a handful of truly magical ones. The kind where you make a list, leave out milk & cookies, & have matching pajamas.

But the holiday season can be such a blur, that we get lost in the hustle & bustle and forget about the gift of time. Time with your kids is something you'll never get back.
Truth is, I was a teenage mother and thought every Christmas my love was measured by the amount of presents under the tree. I spent every holiday working over time trying to keep up with the Joneses. Now that they are adults, I can HONESTLY tell you, that's not what matters at all.

That’s why I want to give you the BEST tips this Christmas that will mean so much more to your kids than any present and have lasting memories.

Make Christmas cookies. It's so fun watching the kids decorate cookies. It's a tradition that will get them home to spend time with you EVERY year.

Make reindeer food. There's lots of fun recipes online and the kids LOVE sprinkling it outside on Christmas Eve.

Watch Christmas movies and make hot cocoa. It's a way to get in those snuggles before the kids think it's not cool anymore to hug their parents.

Lastly, go get that picture with Santa. There are so many places that will do pictures for free or a small donation. It's a fun way to look back and watch your kiddos grow.
This is the first year that I had my boys and husband do Santa pictures. My boys are 19 and 20, so they may have fought it, but all that matters is that they showed up. It's a tradition I want to start so I can see my family grow as they grow into young men.

It definitely warmed my mama heart to hang this photo on the fridge this year.
So don't get caught up on the gifts this year, moms and dads. Your biggest gift is time. So spend it making memories!

This picture isn't the best, but it literally never happens. I had to capture it because its one of the most beautiful views in the world. I have two adult children and my husband works on the road all week. We rarely get to eat together as a family.

And I’ve noticed, in our culture, that family dinner around the table seems to be a thing of the past. When it really should be a common, daily occurrence.

The kitchen table can be a spot where we talk about any and everything. Laughing through the conversation, talking about what's going on in the world, or just simply sharing about our days. There is never anything that is off-limits.

The few nights we do gather together, we spend hours talking and connecting, away from all the craziness of distractions. There's no doubt that life can get busy, and there may be weeks or months between these nights. So I make sure to cherish the nights this does happen.

Memories made in the kitchen and around the table will last a lifetime. The importance of taking time out of your life to be together is truly underrated.

The people around this table are my everything. They are the reason behind everything I do.

This is a rarity that I hope to make more frequent. Because I'm so thankful and lucky for every night I have dinner with this view.

Valerie lived out of state, but was looking to move back to the Chippewa Valley. It was a little bit of a unique situation because I couldn't show her the homes in person, so she got the help of her daughter and son-in-law, Courtney and Dalton.

It really is straight skibidi rizz and you would be delulu not to use me because no one else in the area offers what I do. Because of my bussin' marketing, stans often stop and say it slays on Facebook. It’s so sigma.

I love providing my clients with dank marketing that gets tens of thousands of views on their property. My videos are living rent-free in buyers’ minds because of the creativity and how it just hits different. Other agents' basic marketing just ain’t it, chief. It’s cooked and really is a beige flag, way too vanilla.

As a full-time Realtor, here’s my opinion on 10 reasons why homes on the SAME STREET can sometimes sell for $50,000 more than their neighbors:

1. STAGING. A cluttered house, or one that isn't decorated using modern design, is a huge deterrent to buyers. If the photos online make your house feel old, it prevents people from scheduling showings in the first place. Humans are emotional, and proper staging can add perceived "value" to a house.

2. LANDSCAPING. It's all about the first impressions of curb appeal.

3. CLEANLINESS. Everything else about a house could be perfect… but if it feels dirty, it will hurt the sales price.

4. KITCHEN. No one wants to buy a house and then immediately start thinking of taking on huge projects. If they think the kitchen is a "gut job," or even requires minor improvements, they will offer much less. It makes sense to invest in a gorgeous kitchen BEFORE you list your home. It's an investment, not an expense.

5. BATHROOMS. Everything I just said about the kitchen also applies to the bathrooms.

6. FLOORING. This is a big one. Quality hard surface flooring is a huge upgrade over a house with aging carpet. This alone can change the sales price of a home significantly.

7. LIGHTING. Updated fixtures can completely change the feel of a home. Again, this is one of those examples where it's purely emotional (not logical). Spending a few hundred dollars on premium, modern light fixtures can raise the perceived value of a home by thousands of dollars.

8. FRESH PAINT. Makes the home feel new again!

9. AGE. This is something many homeowners don't ever consider. Another house on your same street could sell for $50,000 more simply if it's newer. Using calculations like "cost per square foot" is only relevant when we're comparing apples to apples, and the age of the house is an important variable.

10. LOT SIZE/YARD FEATURES. It doesn't seem like much, but a quarter-acre lot feels substantially bigger than a .15-acre lot. The structure of a home can change, but the land is forever.

There's seriously nothing better than a happy ending.

About 3 years ago, a seller contacted my dear friend, Kara, about potentially selling their home on some acreage in the country. As soon as she saw the property, she fell in LOVE. She just knew that this was it.

Her forever home. ❤️

However, the timing didn't work out. She wrote the home off thinking it just wasn't in the cards, and we continued to search for something else that would hopefully give her the same feeling.

I've known Tatum for years! Her brother and my son were actually close friends growing up!

So when they started toying with the idea of purchasing a home earlier this year, she contacted me with her questions and how to get started. Dakota and Tatum were first time homebuyers (which is always exciting!), and I connected them with a lender right away, so we knew up front what their purchasing power was BEFORE starting our home search.

After a couple showings, a couple contracts, and some unaccepted offers, the property that was meant to be finally popped up!

This home in Cadott was perfect for them! It checked every single one of their boxes -- mainly the garage.

We had joked that they were really looking for the perfect garage for Dakota's boat and the house was just the bonus! 😄

In then end, Dakota and Tatum found their dream home, and have oficially joined the homeowners club! Congratulations, you two! I can't wait to watch you make this amazing house your home. ❤️

I have been working with Mallarie's family since I became an agent. They were the very first listing and closing I ever had. Over the last few years, we have done a handful of transactions together. So, when Mallarie's parents contacted me that their daughter wanted to start looking for a home, I was ecstatic! Mal went to school with my boys so this was an extra special transaction for me.

She had a vision of finding something she could make her own. The market over the summer was a little bleak, but it didn't take long for her to find the perfect place! As a first-time homebuyer, there can be some hoops to jump through and Mal handled them with ease!

What she accomplished as a young woman is so impressive! Congratulations to you and Denali!

"I don't want to lose money" he said, when I asked what he wanted to do. See as a Realtor, I don't actually price homes. I give my clients a price range of what their home could list for based on what's recently sold in their neighborhood. But ultimately, it's the homeowner's decision.

Most of the time I recommend listing somewhere in the middle. But what homeowners often lean towards is the highest price point. Because they "don't want to lose money."

Here's the deal though. If you've owned a home since 2019 (honestly, even since 2020) chances are your home has appreciated 30% already. That means the median home here in the Chippewa Valley area that was bought for around $250k in 2020 could now realistically appraise for & sell for over $325k!

It's safe to say that IF you decide to sell, you're probably not gonna lose money on that deal. 🙂

So especially with higher interest rates, my best advice is to price your home competitively rather than on the higher side. It will attract more buyers, get more offers, & you won't have to stress about the appraisal coming in too low. If you own a home here & are thinking about selling, give me a call. 😀

Our last full day in CO was an adventure. We started out in the Rocky Mountain National Park for some pictures then headed to a trail on the other side of Estes. This trail was tough! We got off the trail almost immediately and scaled half a mountain before realizing that just MAYBE it wasn’t the trail 🤣 we got back on track and climber over 1,000 feet in elevation to the top of Lilly Mountain for a total elevation of 9,787 feet! Go us! 💪💪 Such an amazing week with one of my favorite people ❤️

Spent another day with two beautiful people hiking into the Rockies. Amazing views 😍. This place is magical
